Davison Home Sales Q1 2011

There were 72 Davison home sales the first three months of 2011. This was only  7 fewer homes than what sold in Q1 2010. The average sales price was down $19,000 per sale from $100,421 in 2010 to $81,468 in 2011, (this is a bid of an aberration in Genesee County and based on the number of pendings April should see this number increase).

The thing that really makes the Davison Home sales numbers astounding is the amount of inventory, the number of homes on the market. There were 65 fewer homes on the market in Davison at the end of March 2011 compared to same day in 2010. That is a 25% drop! We now only have 3.9 months of inventory based on current pending numbers. That is down from 5.3 months last year.

3.9 months of inventory is technically a seller’s market; that just sounds bizarre! And to go with that figure in march of 2010 the average Davison home sold for 86% of original list price and that number is now 88%.
