Never Would Have Thought!

We are wrapping up year end, which includes market stats, our stats, thinking about the year behind us and focusing on the year in front. We had a nice year, sales were up from 586 units to over 875. Up 50% in a market down4% is good news. Here is my favorite information from 2011. As of December 13, 2011 there were 4928 homes sold in Genesee County, that will put us around 5250 for the year, vs. 5417... [Read more]

Voted Best!

We take a great deal of pride in doing things the right way and it is great to be recognized! We were voted Genesee County Best “Green Company” again this year and Favorite Real Estate Company again this year! The “Green” award is great, we have taken great strides to streamline our processes from purchasing to operations to outsourcing to more efficient providors, all in an... [Read more]

Where Am I?

It is 8:37 pm on May 04, 2011 and it actually feels and looks like spring for the first time in a while and there is not a better place to soak it all in tonight! The 980 acres of water are high, clear and a little chilly! Seven or eight boats were out cruising around this afternoon, the drivers with coats, hats and smiles!  This fantastic spot in Genesee County is experiencing a mini building... [Read more]

Swartz Creek Home sales pretty consistant with 2010.

Home sales in Swartz Creek are up four units this year to 67 sales in the first quarter of 2011 vs. first quarter 2010 which saw 63 sales. The average sales price is down from $97,140 to $90,357. I do not see the dip in sales price as anything more than change in available inventory from 2010, there are almost 50 less homes on the market this year and people are buying what is available.  Read More →

Davison Home Sales Q1 2011

There were 72 Davison home sales the first three months of 2011. This was only  7 fewer homes than what sold in Q1 2010. The average sales price was down $19,000 per sale from $100,421 in 2010 to $81,468 in 2011, (this is a bid of an aberration in Genesee County and based on the number of pendings April should see this number increase). The thing that really makes the Davison Home sales numbers astounding... [Read more]

Genesee County First Quarter Sales

Genesee County home sales where very stable the first three months of 2011. Despite the negative news in the national media regarding home sales  Genesee County performed very well. There were only 11 fewer homes sold in Q1 2011 vs. Q1 2010 and the average sales price was up a couple hundred dollars per sale…not bad news! According the Flint Area of Realtors MLS 1225 Genesee County homes sold in... [Read more]

Where Am I?

It has to get worse before it gets better! Hint: They had the best Escargot. The Speakeasy in Flushing. Looks a little different these days. It is in the process of a SERIOUS remodel. When I spoke with the new owner last year he promised one of Michigans Finest and Best Restaurants would be there sooner than later. He showed me the plans for the wine celler and layout of the dining room. The plans... [Read more]

Time to Look @ Property Taxes!

Submitted by: Shannon Jones, ABR/Realtor ChangingStreets.com Don’t forget it’s that time of year to make your appointments with the tax review boards if you feel your property is not being assessed properly. Most municipalities you can call and make an appointment to go in front of the Review Board and plead your case. Go prepared! Take your appraisal if it was done in the last 6 months or last... [Read more]

Grand Blanc Home Market Strong

We have really been busy in Grand Blanc the last six months, sales are up, activity is up and web traffic for Grand Blanc is up, so I wanted to see if it was just us or the overall market. What if found is both, kind of…here is what we found. In November, December and January a year ago there were 131 closings, same period this year 120 so down 11 units or 8.4%. Total pending were up from 118... [Read more]

Homes Are Moving, Inventory is Down.

Quick thoughts on the following graph, inventory is down around 30%, pending sales are down 3% that seems like huge plus on the market heating up index…  Read More →
