Approvals are determined by YOUR UNIQUE CIRCUMSTANCES (credit, income, job history, assets, etc), and there is no way you could know for sure what the outcome will be until you apply.  A prequalification can take a short amount of time with a good loan officer (15 MINUTES).  

A pre-approval letter is issued based on the information you provide on your loan application and having a loan officer review this application along with your credit report.  It is assumed that the documents you eventually submit when you find a home you want will support what you said on your application (W2’s, paystubs, account statements, etc).  We do not need the actual documents in order to issue you a pre-approval letter.  If you are really serious about buying, start now and get the complete process going.
